I have been trying to treat these with no luck, can anyone help me with diagnosing the issue here and how to treat? Thanks 
Caterpillar or grasshopper is my guess. Try using Bt (bacillus thuringiensis).
You also need to feed some iron from the look of the leaves.

Small snails maybe? I seem to keep seeing them... The bt you are speaking of, is it available at Lowes etc? I'm in a situation where I'm being encouraged to just spray random stuff in hopes of fixing the issue. Very frustrating and I appreciate your help.
